The Technician should have ability to install, maintain, troubleshoot and repair a wide range of electrical and electro-mechanical systems and have a strong background in low voltage systems, power distribution and HVAC electrical components with a commitment of safety and quality workmanship.

Duties and Responsibilities:

  • Perform preventive/predictive maintenance per requirements and perform non-scheduled or emergency maintenance when required to support operations. 
  • Diagnose and repair faults in building electrical systems, including power distribution panels, lighting circuits, breakers, and wiring.
  • Troubleshoot and repair AC motors, motor starters, Variable Frequency Drives (VFDs), and exhaust fan systems.
  • Maintain and service Air Handling Units (AHUs), including their electrical controls, motors, and actuators.
  • > Install, maintain, and troubleshoot Uninterruptible Power Supply (UPS) systems and backup generators, including battery testing and replacement.
    > Perform routine checks, repairs, and minor installations on Closed-Circuit Television (CCTV) systems, including cameras, DVRs/NVRs, and cabling.
    > Assist with other low-voltage systems such as access control, fire alarm systems, and data cabling as needed.
  • > Assist in the installation and commissioning of new project electrical systems and equipment.
    > Read and interpret blueprints, schematics, and technical diagrams to execute work accurately.
    > Run conduit and pull wire for new installations and system upgrades.
    > Familiarity with Building Management Systems (BMS).
  • Maintain accurate records with regard to annual inspection of equipment and general preventative maintenance.
  • Adhere strictly to all Utility work procedure and safety policies.
  • Be available outside of normal business hours to react to facility maintenance situations.
  • Maintain inventory of equipment and repair parts lists for electrical installations to ensure proper maintenance and installations are accomplished on time.
  • Make recommendations to modify or replace equipment when necessary to support demand or improve efficiency.
  • Maintain work area and equipment in clean, orderly and safe condition.
  • Advise the Utilities Manager on the implementation of an effective preventive maintenance plan for electrical systems.
  • Ability to work in shifts.
  • Participate and perform on an as needed basis remodeling, redecorating, or other repair and maintenance activities such as painting, carpentry, caulking and sealing, pouring and finishing cement, brick pointing, installing shelves and  like tasks as  assigned.
  • Assist in mechanical maintenance and other Buildings and Grounds function as assigned.
     

Required Qualifications:

  • Diploma or equivalent; completion of a technical school or apprenticeship program is highly preferred.
  • Minimum of 3-5 years of proven experience as an Electrical Technician, preferably in a facility management or commercial building environment.
  • Strong hands-on experience with:
    > Building electrical systems (220V - 480V).
    > AC motors and motor control circuits
    > UPS systems and backup power.
    > CCTV systems.
    > AHU and exhaust fan electrical components.
    > Proficiency in using electrical testing and diagnostic equipment (mustimeters, clamp meters, , etc.).
    > Ability to read and interpret electrical schematics and blueprints.
